Start with the land, then coordinate the house
For a new home without public sewer, establish the permitting authority and evaluate the proposed wastewater area before committing to a final house footprint. Your preferred driveway, detached garage or future pool can compete with the land needed for treatment, dispersal and future replacement. A large lot does not automatically provide a usable wastewater area.
The best early deliverable is a coordinated site plan: a drawing that lets the builder, evaluator, designer and installer discuss the same property. A listing description, lender appraisal or general soil map cannot settle these decisions for a particular build. Ask for the actual evaluation record and confirm that it describes the area you intend to use. Keep the project sequence visible
First, contact the correct office. In Johnson County, Kansas, the residential process begins with a soil-profile application, followed by a report identifying options; design review and the installation permit are separate steps. Next, have the site findings translated into a proposed layout. Reconcile it with the house, grading, well if applicable, utilities, driveway and future improvements. Have everyone work from the same revision. If the house moves, tell the designer before assuming the previously drawn system still fits.
Then obtain comparable bids using the same design and scope. Request separate explanations for electrical work, rock excavation, tree removal, imported material, restoration, permits and final documentation. Confirm which are included, allowances or exclusions. A proposal with a low headline number may simply place more decisions outside its scope.
Finally, coordinate approvals and inspection stages before scheduling burial or landscaping. Retain the approved plan, installation record, equipment manuals, operating instructions and service contacts in the house file. Ask for a walk-through showing the components you will need to locate later.
Build a budget that can be revised
